Compare the fees solicitors publish, near you
Firms must publish their conveyancing and probate prices. We read them from the firms' own websites and show them side by side for your postcode and price, with the source and the date on every row. No quotes requested, no firm paid to appear, no personal details needed. Updated October 2026.
Published fee comparison
1561 SRA-regulated firms in our data publish a conveyancing or probate price on their own website; 34 more we read had no published price; 8,821 firms are listed on this site. Data read 20 October 2026. No firm paid to appear or to be placed higher.
Prices the firms themselves publish under the SRA Transparency Rules, read from their websites on the dates shown. We have not asked the firms for quotes, these are not quotes, and no firm paid to appear or to be placed higher. We are not a law firm.
How this comparison works
Every conveyancing quote site in the UK shows panel quotes: the firm pays per quote or per lead, and the figure is generated for your inputs after you hand over your name, email and phone. This page does something different. Under the SRA Transparency Rules a firm that offers residential conveyancing or uncontested probate must publish its prices on its own website. We read those pages, keep each figure exactly as the firm printed it with the page it came from and the date we read it, and compare them here. Nothing is a quote, nothing is adjusted, and no firm is paid for a place.
What the comparison shows. For your postcode and price it lists the firms within the radius whose published price covers that service and amount, each with the fee as printed, the basis (fixed, range, from, band or average), the firm's own extras where it prints them, and the source line. A firm whose price table has value bands shows the band its own table assigns to your price. A firm that publishes a worked example at a different price is listed separately with that price, never ranked as if it were yours. Firms we have read and found no price are listed with the date we checked.
What it leaves out. Costs paid to third parties sit in their own panel from gov.uk: HM Land Registry fees, Stamp Duty Land Tax, Land Charges and local searches. They are never added into a firm's fee, because firms that print a total already include them in their own words and firms that do not would be misrepresented. Key stages, timescales and who does the work, which the rules also require, are on the firm's own page; we have not extracted them yet.
Coverage. We have read the price pages of about 400 firms so far, out of 8,821 listed on this site; 1561 publish a conveyancing or probate price we can compare and 34 publish no price at all. In most areas that means a 25 km radius is needed to find three or more firms. Coverage grows as we read more firms; the date on each row is the date its page was read.
The rules this page follows
- Accuracy. Each figure is the firm's stored wording; a build-time gate refuses any figure that cannot be traced to the firm's page as we read it. VAT is shown as the firm states it, in the same cell as the price.
- Ranking. By published fee for your price, lowest first, or by distance. The basis is stated above the results.
- Commercial relationships. The firms shown do not pay us. The "Get quotes" button leads to our enquiry form, which sends conveyancing enquiries to a quote partner that pays us per registration and other enquiries to local regulated firms; that never affects a figure here. Firms may claim their listing for £99 a year; that does not affect their position.
- Limitations. Prices change; the read date is on every row. Band edges and inclusions are the firm's own. A low published fee can carry supplements the firm lists elsewhere on its page; the link on each row goes to that page.
These follow the CMA's principles for digital comparison tools (clear, accurate, responsible, easy to use) and the SRA's voluntary code for comparison websites. See what firms must publish and our methodology.
